The Method
The Thousand and 10×10×10 — the prospecting system behind UpliftCRE, and where your site fits in it.
UpliftCRE is built around one prospecting system. It comes from The Look-Me-Up Moment, the book our founder, Jason, wrote about how he and his dad work their market. This page is the short version. The full method is in the book.
The idea is simple. You reach out to owners in your market. They look you up. Your site has to show them who you are and what you know. The system creates the reach-out. Your site answers the look-up.
The Thousand — know your ground
The Thousand is a list of about a thousand commercial buildings in a market you choose.
- Draw your ground. Pick a set of corridors, neighborhoods, or submarkets with edges you can put on a map. Large enough to support your business. Small enough to learn well.
- List the buildings. Address, owner of record, property type, tax value, last sale, and any contact details you can verify. A notes column for what you see and learn.
- Count buildings, not people. One owner can hold five buildings. That is not a duplicate. It tells you more about that owner.
- Leave blanks blank. If you don't know a lease date or who is behind an LLC, find out. A blank cell is better than a guess.
Start with a spreadsheet. The list gets better each time you work it.
The book also sets a goal: two percent of the Thousand — about twenty deals a year. That is a goal you can count, not a forecast. Run your own math on deal size, fees, and splits.
10×10×10 — work it every morning
Ten letters. Ten follow-up emails. Ten calls. Every weekday morning, before deal work.
These are not thirty new owners a day. They are three steps for the same owners, spaced out:
- Today — send ten letters.
- One week later — those ten owners get a short email.
- One week after that — you call them.
After the first two weeks, a normal morning has all three: ten new letters, ten emails, and ten calls. Ten is a number you can keep on a busy week. That is the point.
The letter is a give, not a pitch. Put the owner's property at the top. Share a few things that are happening in their submarket, and what they mean. Sign it yourself. Give them a link to learn more.
Most weeks, the calls do not turn into meetings. That is normal. You are making sure your name and your knowledge are there when an owner starts to make a decision.
Where UpliftCRE fits
UpliftCRE does not build your Thousand or send your letters. That work is yours. UpliftCRE gives the owner something real to find when they look you up — and gives your letters something worth linking to.
| The method needs… | Where it lives in UpliftCRE |
|---|---|
| A page for the ground you work | Market Areas |
| Market highlights for the letter, and a full report to link to | Market Reports |
| Proof that you close deals | Track Record |
| Proof that you solve problems like theirs | Case Studies |
| Answers to the questions owners keep asking | Articles and FAQs |
| A place to catch the owner who reaches out | Leads |
When an owner reads your letter and looks you up, the site they find should agree with the person who wrote to them.
None of this guarantees a listing or a call. It gives you a way to show up in your market on purpose, and a record that backs you up when someone checks.
